They say: This stunning converted grain mill has more than 4,500sq ft of accommodation arranged over three floors. It has six bedrooms, a galleried landing, vaulted and beamed ceilings with exposed brickwork, and a large open-plan living space.
We say: Lincolnshire must be about the last place in England where you can still get a lot of space for your money - if this were anywhere else, you would be expecting a flat within the mill for that price. It's very nicely done, but the glass banisters do give the impression of an office, not a home.

They say: Full of charm and character, this fabulous family house has seven bedrooms, three reception rooms and a spacious entrance hall, all set within a superb garden extending to more than two acres.
We say: Yes, it might look like an Elizabethan cottage, but it was actually built in the 1930s using 500-year-old timber recovered from old boats. In fact, the leaded windows and heavy oak beams hide a modern house that is full of creature comforts such as a gym and a bar area. Only the rather linear layout on the upper floors gives the game away.

They say: A beautifully presented house with stunning entertaining space and state-of-the- art kitchen, this four- bedroom, two-bathroom property is located off the Wandsworth Bridge Road, close to the shops, bars and restaurants of this vibrant area.
We say: The master bedroom in the loft has full ceiling height throughout, which is a plus, although it does mean that it's hard to add more value to this house. But there is a huge amount of living space downstairs, and if you take out the shed, the outside space isn't bad either.

They say: A pretty, period village house that has been recently restored and improved. There are five bedrooms, three receptions rooms and beautifully landscaped gardens outside.
We say: If you've ever hankered after a proper country kitchen, this is the one for you. Inside the house is charming, but you may take issue with the tartan-and-sporting-dog wallpaper in the study. The master bedroom has its own dressing room and bathroom, which would make a wonderful escape from any noisy children elsewhere in this spacious house.

They say: Built in the style of a small manor house, this handsome period residence has three bedrooms and four attic rooms. It has many original features such as inglenook fireplaces, slate slab floors, exposed beams and oak panelling. It needs modernising, though.
We say: A good bet. There is a detached stone cottage included - you could live there during the refurb and it could then be rented out. It's inland but the foothills of Snowdon are nearby, and beaches are not too far off.

They say: This three-bedroom house on the Regent's Canal is a walk away from Angel and Upper Street and has views of the canal and the lock from a conservatory, which leads out on to the roof terrace. It's in a gated development that has a garage and gym.
We say: If you don't mind the idea of the gated community, this is a tranquil spot that's still close to the urban buzz. The three-bedroom claim is generous - think of it as two bedrooms plus a dressing room that could be a separate room if you installed a wall and door.
