A tiny one floor property in London has been sold after it was put on the market for £275,000 – the same as what it would cost to buy a seven bedroom detached house in Lincolnshire.

The pint-sized property, which is just five metres across at its widest point, is squeezed between rows of terraced houses in Barnsbury, Islington.

The house features just two rooms while the bed is on a mezzanine which can only be reached by climbing on top of the kitchen units.

It was placed on the market for £275,000 - the same price as a detached seven bedroom house, currently being advertised online, in the Lincolnshire market town of Louth.

The Lincolnshire property comes complete with three stables, six outbuildings and three reception rooms – although it is in need of renovation.

Alternatively, the same amount could buy you a five bedroom detached family home with a large garden in Cowlersley, Huddersfield, in West Yorkshire.

The tiny house in London was advertised on Zoopla by Winkworth estate agents, who described it as a "unique" property which would "make an ideal buy to let or pied-a-terre."

Winkworth said the property attracted interest from a range of buyers, including those already in the area and looking for an extra room, to people looking to rent it out.

The property may have also caught the eye of those who work in London but live further afield. With prices for rooms in the area often exceeding £600 for four nights, over the course of five years a worker could spend up to £140,000 on staying in hotels during the working week.

Hamish Allen, area sales manager for Winkworth, told The Independent a number of offers had been received for the property and it had now been sold subject to contract.

He said: "It is very unique, it is a lovely little place and very individual - it's nice to have something that's refreshing and different from the norm."
